The final number depends on three main variables: the condition of the space (a white box shell versus a second-generation space already built out), the scope of custom millwork such as display fixtures and cash wraps, and the complexity of the permitting process with the City of San Antonio. Wellness studios often land toward the middle of that range because of acoustic design requirements, while boutique retail stores with minimal custom work can come in at the lower end. That timeline includes four sequential phases: design development and architectural drawings in weeks one and two, city permit submission and review in weeks two through four, construction and MEP rough-in in weeks four through eight, and fixture installation and punch list in weeks nine and ten. Complex custom millwork, historic building requirements, or city review backlogs may extend the timeline to 14 weeks, but Prestige 360 communicates those risks at kickoff rather than mid-project. Unlike general contractors who manage subcontractors independently, Prestige 360 controls design, permits, construction, and fixtures under one team, which eliminates the scheduling gaps that typically add weeks to boutique fit-outs.
Prestige 360 Design handles all commercial permitting as part of its one-contract model. That includes preparing the architectural drawings required for submission, coordinating with structural and MEP engineers where required, submitting to the city building department, responding to reviewer comments, and tracking approvals through issuance. Clients do not make a single call to the building department from contract signing to certificate of occupancy. Permit fees from the municipality are included in the fixed-price quote, so there are no surprise line items after work begins. This is one of the clearest distinctions between Prestige 360 and traditional design firms, which typically hand permitting responsibility back to the client or a separate general contractor.

For clients in markets outside these primary areas, Prestige 360 evaluates projects on a case-by-case basis depending on scope and logistics.
